Managing the Transaction Your Sales Associate will be your advocate during your transaction. Once an offer (a written contract) is presented your Sales Associate will be responsible for: - Presenting and explaining all offers. You will be able to accept, counter or reject any offer received. Acceptance of an offer means that you accept the terms provided by the buyer. Countering an offer means that you accept parts of the contract but are asking for a change or other terms than what is presented in the contract. Rejecting an offer means you are not accepting any part of the purchase contract.
- Reviewing the contract with you and guiding you through key stages of the process - contingencies, inspections, disclosures, escrow, buyer financing, and any unusual terms and costs.
- Negotiate the sales price and terms that are most advantageous to you.
After the Offer is Accepted After an offer is accepted, your Sales Associate will manage the following details: - Check to see if there will be any problems that could affect obtaining title.
- Ensure that both you and the purchaser receive copies of all documents pertaining to the transaction.
- Make sure that the purchaser meets and removes all contingencies within the time limit provided or get an extension.
- Keep you abreast of the purchaser's application for a loan and the progress of the appraisal on your home.
- Arrange with the appraiser for entry to the property and to answer any questions he/she may have about the home or neighborhood.
- Make sure that the Buyer increases their deposit in a timely manner.
- Once the inspections are complete, negotiate for you if any problems arise.
- Cooperate with the Buyer and others involved ensuring that corrective work is completed according to the terms of the contract.
Finalizing and Closing the Transaction To complete the transaction all documents need to be reviewed and both parties must have copies. Once the transaction has closed your Sales Associate will ensure you have received your closing funds and will bring the keys to the purchaser's Sales Associate. |
